🤖 ChatGPT Could Be the Most Expensive “Free” Advice You Ever Take
Or… How AI Might Accidentally Wreck Your Mortgage
We live in the Age of AI, where every billionaire and their gold-plated dog is telling you robots are coming for your job, your brain, and your next mortgage.
And listen—I love a good tool. But ChatGPT? When it comes to buying a house?
It’s like asking a Magic 8 Ball how to perform brain surgery.
I’ve been in the mortgage game for over 18 years. My team? Top 1% nationwide. We don’t dabble—we dominate. And lately, I’ve seen people trusting AI over real advice.
The result?
They’re getting played—and they don’t even know it.
🧠 I Asked ChatGPT: “How Do You Buy a House?”
Seems harmless, right?
Here’s the advice it spit out:
◾ “Save 3–20% for a down payment.”
Zero mention of VA, USDA, or down payment assistance. Congrats, you just scared off a ton of buyers who actually qualify with no money down.
◾ “Budget 2–3% for closing costs.”
Cute. Unless you live in a real state, where that number’s laughably low.
◾ “Order your own appraisal.”
Cool cool—just commit mortgage fraud while you’re at it.
◾ “Lock your rate right before closing.”
That’s how you get mugged by your lender. Just saying.
🤷♂️ Generic Info = Expensive Mistakes
Buying a home is full of nuance. It’s like surgery—every step matters.
And ChatGPT?
It’s giving you a Pinterest-level answer for a Wall Street-level problem.
◾ It doesn’t know if you qualify for assistance.
◾ It doesn’t factor in your market.
◾ It doesn’t account for daily rate changes.
◾ It has no clue about lender games, bait-and-switches, or how loan locks actually work.
Most people won’t even realize what they lost—until they’re sitting at closing wondering why their payment just jumped $200 a month.
📉 Why It Feels Smart (But Isn’t)
ChatGPT recommends lenders like Chase, Rocket, and Veterans United. Why?
SEO. Not service.
It’s eating press releases and spitting out what ranks on Google. It doesn’t know your situation, your goals, or that Rocket’s tech doesn’t mean squat when you can’t get someone on the phone at 4:45 on a Friday.
And it gets better—when I asked it about me, it hallucinated three different companies I’ve never worked for. Then it admitted:
“My training data can be inconsistent. Sometimes I make assumptions.”
Sick. Glad we’re making six-figure decisions based on vibes and guesses.
😬 Here's the Real Risk
When ChatGPT gets it wrong, it doesn’t say “Hey, I’m guessing.”
It says, “Here’s the answer.”
And unless you know how to push back, you’ll never know you’ve been misled.
I’ve had clients quote ChatGPT to my face like it’s gospel. And when we show them receipts—actual numbers, guidelines, policies—they still cling to what the AI told them.
At that point? We’re not a fit.
Not because I can’t help—
But because I won’t waste your time if your real advisor is a chatbot trained on 2021 data.
So, What Do You Do Instead?
Here’s how to not get wrecked:
◾ Talk to a human. (A licensed one.)
◾ Lock early. Have a plan. Don’t get bait-and-switched.
◾ Ask questions. Lots of them. The right advisor will never be annoyed.
◾ Avoid comparisons across different days. Rates move. Daily.
