Appraisals: The Most Misunderstood Piece of the Deal (Until It’s Too Late)
Let’s talk about the one part of the transaction that still blindsides buyers, agents, and sometimes even lenders…
The appraisal.
And not the boring, textbook version — I’m talking about the real-world “why-the-hell-did-this-kill-my-deal” kind of stuff.
Here are 3 truths you need to tattoo on your brain (or at least your next preapproval email).


🔒 1. You Don’t Pick the Appraiser — and That’s a Good Thing
Nope, not even if you’re paying for it.
Federal law requires lenders to stay completely out of the appraiser selection process. Why? Because before 2008, appraiser fraud ran wild.
So if someone says, “Let’s just use my guy…”
🚩 Red flag. Big one.
Why it matters: Protects you from inflated values and shady deals.
For: Buyers, agents, and LOs still living in pre-2008 rules.

⏱️ 2. Appraisal Timing Depends on Where You Are — and What You’re Buying
Not all appraisals take 5 days.
Some take 5 weeks.
• In a busy city? Easy turnaround.
• Buying a log cabin 2 hours from civilization? Better plan ahead.
• Complex property or multi-unit? Even more time and $$$.
Why it matters: Bad timing = closing delays, extra costs, blown contracts.
For: Realtors writing offers, buyers planning moves, VAs scheduling transactions.

🤐 3. Appraisal Comes in High? Stay Silent. Comes in Low? Use It to Negotiate.
Sharing a high appraisal with the listing agent is like showing your poker hand — and then asking for a discount.
No leverage. No credits. No repairs. Just… silence from the seller.
But if it comes in low?
That’s when you send the report, comps, and ask for a price drop — backed by data.
Why it matters: You either win the negotiation or you give away all your power.
