A HELOC is a loan against the house. Period.

The Consumer Financial Protection Bureau calls it an open-end line of credit. Equity is the value of the home minus what you still owe. During the draw period you can generally spend up to the limit. Pay it down and the unused amount can come back, like a credit card. The CFPB's example draw period is 10 years. Then you enter repayment, often over ten or twenty years. Some plans want the whole balance when repayment starts.

Rates are usually variable. The payment can move. If the home's value drops, or your finances change, the lender can freeze or cut additional draws. The unused limit is not a checking account.

The CFPB is not being dramatic: if you fall behind, you could lose the home.

HELOC, home equity loan, cash-out, reverse. Four different products.

CFPB: a home equity loan is a lump sum. A HELOC is a line you can draw more than once, up to a maximum.

A cash-out refinance replaces the first mortgage with a larger one and you take the difference in cash. One payment. New rate. Fine when that is the structure you want. Expensive when the first mortgage is already cheap and you only needed a line.

A HECM reverse mortgage is FHA-insured, for eligible borrowers 62 or older, with required counseling. That is the retirement-housing article. It is not a HELOC. If a mailer mixed the words, throw the mailer out.

If you should not draw

Do not open a HELOC to make a first-mortgage payment you already cannot make. That is how people lose both.

Do not treat an interest-only draw period as extra income. The CFPB warns that payments often jump when repayment starts because principal comes due.

If you need a purchase loan, start with pre-approval, not equity. If you need a reverse mortgage, say that out loud so we pick the right stack.
