You're Pre-Approved. Now What? A Simple Guide to Buying Your Home With Confidence

Pre-approval means you are ready to start shopping, not that your mortgage is finished. Strengthen the file with an Offer Ready Review, sit a Pre-Purchase Zoom, and do not change jobs, open credit, or move large deposits without asking first.

Getting pre-approved is a real milestone. It gives you a budget, shows sellers you are serious, and lets you look at homes that actually fit. It is also when the questions start: Am I fully approved? Why more documents? What should I avoid?

Here is the part most people miss: getting pre-approved does not mean your mortgage is finished. It means you are ready to begin the rest of the process.

If I am already pre-approved, why more documents?

When I pre-approve you, I only ask for what we need to see whether you qualify and to get you shopping. I do not want to bury you in a checklist on day one. We have reviewed income, assets, employment, and credit. You are qualified to start looking. That is what a pre-approval is for.

There are still pieces that must be reviewed and updated before you can close. Some documents were not needed for the letter. Others expire. Sometimes underwriting wants clarification. That is normal. It does not mean there is a problem. It means we are strengthening the file before time becomes critical.

What is the Offer Ready Review?

After you are pre-approved, I will invite you to complete an Offer Ready Review. It is optional. You are already cleared to shop.

Think of it as doing the homework before it is due. We complete the same review before closing either way. The difference is timing. If you wait until you are under contract, you will be juggling inspection, appraisal, insurance, movers, and deadlines. That is a bad time to chase paperwork.

During the review we gather remaining documents, update anything that has expired, have underwriting take a deeper look, and resolve questions while there is still time. It is not a final loan approval. Final approval still depends on the property, appraisal, title, insurance, and final underwriting. Those happen once you are under contract. I would rather spend extra time on the file today than have you scrambling while you are trying to buy the house.

Your Pre-Purchase Zoom

Most lenders send a letter, wish you luck, and wait for you to call when you find a house. That is not enough. Before you spend weekends touring, I want you to understand your options, your budget, and what today's market means for you.

We cover the current mortgage market without guessing headlines, the cost of waiting using real numbers, payment options side by side — programs, down payments, temporary and permanent buydowns — and we line the approval amount up with the payment you can actually live with. Just because you are approved for a number does not mean you should spend it.

What not to do before closing

The biggest mistake after pre-approval is assuming everything is done. Your financial picture needs to stay steady from the letter to the deed. If you were interviewing for a job, you would not rewrite the resume halfway through.

  • Do not change jobs, become self-employed, or switch how you are paid without talking first.
  • Do not cut hours, overtime, or bonus income we are using.
  • Do not apply for credit cards, auto loans, personal loans, store financing, or buy-now-pay-later.
  • Do not finance furniture or appliances. Wait until after closing.
  • Do not buy a vehicle. A new payment changes DTI.
  • Do not make large cash deposits or move large amounts between accounts without a paper trail we already discussed.
  • Do not co-sign for anyone.
  • Do not miss payments.
  • Do not ignore documentation requests. Pay stubs and bank statements expire. That is normal.

When in doubt, ask

A five-minute conversation now is easier than fixing an issue a week before closing. If friends or family give you advice that conflicts with what you are hearing from us, do not guess. Reach out. No question is too small.
