Where Franklin sits and why buyers keep coming

Each zone has a different price profile and school-assignment pattern. Knowing which ZIP fits your priorities is one of the first decisions.

Neighborhoods where buyers actually look
Downtown Franklin is the historic core. Main Street, brick sidewalks, independent restaurants, live music. Homes range from renovated cottages to classic southern estates. If you want to walk to the Farmers Market or the Jazz Festival, this is the neighborhood.
Westhaven is Franklin's most active master-planned community. 313 closed sales in the past 12 months at a median of $1,327,855. Town center, golf, pools, trails.
Fieldstone Farms is one of the most established family communities. Prices from the upper $400,000s to the mid $700,000s. Multiple pools, tennis, strong resale. Buyers who want a proven neighborhood below Westhaven often land here.
McKay's Mill sits close to Cool Springs and I-65. Mix of single-family and townhomes, clubhouse, pool. Good if you need the office corridor or the interstate.
Simmons Ridge is one of the more attainable entry points right now. New-construction townhomes with a $475,000 median. If you want new construction and cannot stretch to $900,000, look here.
Lookaway Farms is luxury and space. Custom homes on rolling land between Franklin and Cool Springs.
Leipers Fork is about 10 miles west of downtown. Rolling hills, rural character. Land, privacy, slower pace. Not for buyers who need to be next to I-65.
The Grove in nearby College Grove is gated, centered on a Greg Norman golf course. Homes start above $2,000,000.
Schools: verify by address, not ZIP
Williamson County Schools reports that it ranks first in overall academic achievement and serves about 42,000 students across 52 schools for the 2025–2026 school year. Confirm that on the district site.
Assignments are based on address, not just ZIP. Always verify the exact school for a specific property with the Williamson County Schools zone lookup before you write. Boundaries change. A home two blocks away can sit in a different school.
Private options include Battle Ground Academy (Pre-K through 12). The Nashville commute also opens Montgomery Bell Academy, Harpeth Hall, and University School of Nashville for families willing to drive.
The commute to Nashville
I-65 is the connector. Off-peak, Franklin to downtown is 25 to 35 minutes. Peak rush: 45 to 70 minutes. Worst congestion is I-65 northbound 7 to 9 a.m. and southbound 5 to 6:30 p.m.
Franklin is car-dependent. There is no meaningful public transit. Where you live inside Franklin matters. Eastern Franklin near Cool Springs has a shorter on-ramp than western Franklin near Leipers Fork. Drive your actual route at your actual commute time before you pick a neighborhood.
What Franklin has to do
Downtown Main Street. The Factory at Franklin — a converted 1929 industrial complex — hosts events, markets, and concerts. The Franklin Farmers Market runs on Saturdays. The Harpeth River is close to most neighborhoods. The Natchez Trace starts just west of town.
The Carter House, Carnton, and the Franklin Battlefield are National Historic Landmarks tied to the 1864 Battle of Franklin. Arrington Vineyards is about 15 minutes from downtown. Pilgrimage Music and Cultural Festival draws national acts every fall.
Who moves here
Families relocating from high-cost or high-tax states who want more house, schools, and a different tax picture. Remote workers who do not need a Nashville office every day. Move-up buyers from Nashville proper who want more space. The tradeoff is consistent: lower density in exchange for a longer commute and a car.
What to know about financing a Franklin home
At a $925,000 median, most purchases are conventional. Confirm the current conforming loan limit before you assume jumbo. Anything above the conforming cap is a jumbo with different qualification and pricing.
In the $500,000 to $700,000 range you may have more options. Confirm current FHA county limits. VA loans have no loan limit for eligible veterans with full entitlement. THDA can help with down payment on homes that fit the price cap.
