
Your Student Loan Payment Came Back. Check It Before You Buy a Home.

A borrower with clean credit missed one student-loan notice. Ninety days later the late showed up on all three bureaus.
We catch this on mortgage credit reports. The mortgage is current. The car is current. The cards are current. Then one old federal loan is 90 days past due because repayment changed and the notice went somewhere the borrower does not look.
The payment you remember may not be the payment you have
A lot of these loans sat in deferment, forbearance, or a plan that later got rewritten. The budget never had a student-loan line. Then the line came back.
In April 2025 the Department of Education said more than 5 million borrowers were already in default and 4 million were in late-stage delinquency. That is not a vibe. That is a pile of accounts people stopped watching.
The notice can sit in an old email, a portal you never open, or a house you moved out of three years ago. The account still counts as yours.
A 90-day late can land on your credit report
Federal Student Aid says the loan becomes delinquent the first day after a missed payment. At 90 days past due, the servicer can report that delinquency to the national credit bureaus.
For Direct Loans and FFEL Program loans, default can happen after at least 270 days without scheduled payments. Default can make a home loan, a car loan, or other credit harder to get.
- Day 1: the scheduled payment is missed and the loan is delinquent.
- Day 90: the delinquency can be reported to the credit bureaus.
- Day 270: Direct Loans and FFEL Program loans can enter default.
SAVE is not a pause you can still count on
If you were in SAVE, do not use the payment you remember. In March 2026 the Department of Education said SAVE borrowers would need to move to a legal repayment plan.
The Repayment Assistance Plan and the Tiered Standard Plan became available July 1, 2026. Your servicer is supposed to tell you the deadline that applies to your account. Read the messages. Guessing is how a 90-day late happens.

Log in and check these, in this order.
- Current loan servicer.
- Loan status.
- Repayment plan.
- Monthly payment.
- Next due date.
- Autopay on or off.
- Email, phone, and mailing address.
The bill and the mortgage file can use different numbers
A late hits credit. A required monthly payment hits debt-to-income. Either one can change the price range we will stand behind on an offer.
Student loans do not automatically kill a purchase. They do kill a plan that was built on an old number. That is as true in Franklin and Williamson County as anywhere else. We look at the current statement against the actual program before you tour.
On a conventional loan that follows Fannie Mae, the lender may use the payment on your credit report or the payment on your current statement. If the report shows no payment, or shows $0, Fannie Mae has separate rules for documented income-driven, deferred, and forbearance cases. Other programs can use different math.
Do not assume the payment in your head is the payment underwriting will use. Send the current statement first.
Example: catch it before the offer, not after
Hypothetical. A buyer wants to shop around $400,000. Federal student loans they have not looked at since the payment pause. Credit otherwise looks clean.
They log in before they tour. Contact info is old. The plan needs attention. They get a current statement, deal with the servicer, and bring that statement into the mortgage conversation.
That does not promise approval. It does keep a late off the report before a contract clock starts.
If you cannot make the payment
Call the servicer before the account is late. Ask which repayment options apply to your loans. Federal Student Aid has a repayment calculator. The right option depends on loan type, income, family size, the plan you are on, and the loans you received.

Do not refinance federal loans into private just to look cheaper
A lower payment on a private refinance can look good on a spreadsheet and still be a bad trade.
Federal Student Aid says federal loans can include income-driven repayment and options to temporarily postpone or lower payments that private loans do not typically offer. Private terms vary by lender.
Read the private-loan contract against the federal benefits you have today. Payment is only one line.
What your Realtor actually needs
They do not need your student-loan balance. They do need to know if financing could change your timing, price range, or offer strategy.
If a student loan is late, changing plans, or showing a payment you did not budget, bring your loan officer in before you write. That conversation is cheap. A late found under contract is not.
Ask these before you write an offer
- Who is my current loan servicer?
- Is the account current, delinquent, deferred, or in forbearance?
- What is the documented monthly payment and next due date?
- Did the repayment plan change?
- Is autopay on, and is the bank account still right?
- Does the credit report match the current statement?
- Which mortgage program am I using, and how does it treat student-loan debt?
- Who do I call before I write an offer?
Check StudentAid.gov, then send the statement
Do not wait for a letter.
Log in. Fix the contact info. Get the current statement. If you plan to buy in Franklin, Nashville, Williamson County, or anywhere else in Middle Tennessee, bring that statement to a Free Home Affordability Check before you write.
